Are you a broker?+
No — we're not a brokerage, and we don't work on a "find a buyer/tenant and disappear" model. Brokers typically earn a one-time commission and move on; we're a management service, which means we're still accountable to you every month after the tenant moves in, not just at the point of signing. If you only need a one-time tenant search with no ongoing management, we can help with that too, but it's a small part of what we do, not our business model.
Can I meet you or video call before deciding to work with you?+
Yes — we'd actually prefer it. A call lets us understand your property and your concerns properly, and lets you see exactly who you'd be trusting with your home.
Do you take photos/videos I can actually verify, or just tell me things are done?+
Always photos and videos — for inspections, repairs, and tenant handovers. You'll never just get a text saying "it's done."
Who actually holds the keys to my home — and is that safe?+
Keys are held securely by our own accountable team — never left with a random contractor or handed off casually. They're only used for scheduled visits, verified repairs, or an emergency, and every use is something you'd see reflected in your reports.
Property Care
How often do you actually visit the property?+
Visit frequency is flexible and built around what your property and plan actually need — weekly, every 15 days, or monthly, whichever suits you best. Beyond scheduled visits, ad-hoc needs are always covered — a leak, a blown fuse, an urgent society meeting — regardless of your regular visit schedule.
Do you handle repairs — painters, carpenters, electricians?+
Yes. We coordinate all repairs through our trusted, vetted vendors. Someone from our team is physically present at your property to oversee the work — not just book it and walk away. You'll receive photos of the issue, the work in progress, and the finished repair as part of your report.
What's your response time if something urgent comes up, like a leak?+
Routine matters are addressed within 48 hours. Anything urgent — a leak, an electrical issue, a security concern — gets same-day attention.
Do you handle move-in/move-out for both furnished and unfurnished homes?+
Yes, both — the process adjusts slightly (inventory checks matter more for furnished homes), but we manage either.
Tenants
My tenant is moving out — will you handle the handover?+
Yes, end to end. We collect the keys, inspect the property, and give you a clear report on its condition — including a recommendation on how much (if any) of the deposit should be deducted. We then get the property cleaned, repaired, and ready, and begin the search for your next tenant.
What if my tenant stops paying rent or damages the property?+
We follow up directly and document everything — condition, communication, timeline — so you have a clear record if the situation needs to go further, and we advise you on next steps rather than leaving you to figure it out alone.
What happens if the tenant wants to leave early, mid-lease?+
We handle the conversation, confirm what the lease specifies about notice and deposit, and begin the search for a replacement tenant right away to minimize any vacancy for you.
Do you handle disputes if a tenant refuses to vacate?+
We manage the situation directly and bring in local legal support if it escalates beyond what can be resolved informally — you're not left to navigate an eviction process from abroad on your own.
Money & Utilities
When do I actually pay, and how much?+
Our pricing is custom to your property and needs — we'll suggest exact numbers once we understand the details. As a general guide, vacant property management typically runs ₹2,999 to ₹15,999 per month, depending on your property's size and how much upkeep it needs.
How do you handle my utility bills, and where does the money come from?+
We track due dates for electricity, water, gas, and any other recurring bills, and pay them before they're late — so you never get a disconnection notice or a penalty for a missed payment. For a rented property, these are usually paid from the rent we've collected before the balance is transferred to you. For a vacant property, we'll agree a small standing amount upfront (or you can reimburse us monthly) specifically to cover these payments — either way, it's laid out clearly before we start.
What if a bill seems wrong — unusually high, or a charge that doesn't make sense?+
We flag it to you before paying, rather than paying it automatically and explaining later. If it's a genuine error, we follow up with the utility provider or society to get it corrected.
Do I get proof that these were actually paid?+
Yes — every payment is logged with a receipt, visible in your monthly report. No "trust us, it's handled."
Society & Legal
How do you handle dealing with the society/RWA?+
We represent you directly with the Resident Welfare Association — attending meetings, paying maintenance dues on time, and resolving any complaints or disputes on your behalf. You won't get calls from the society secretary asking why no one from your flat showed up, and you won't find out about a dispute only after it's escalated.
Do I need to give you Power of Attorney?+
No — not for day-to-day management. A simple service agreement covers everything we do: inspections, repairs, rent collection, tenant coordination. POA only becomes relevant if you ever want us to represent you for something like a property sale — and that's a separate, specific conversation if it ever comes up.
Is the lease agreement registered, and who's responsible for that?+
Yes, we handle registration of the lease under Maharashtra's Leave & License framework as part of tenant onboarding — you don't need to be present or arrange this yourself.
What documents do I need to provide to get started?+
Property ownership documents, your ID proof (passport/OCI card), and — if the property is already tenanted — a copy of the existing lease. We'll guide you through anything specific once we understand your situation.
Getting Started
How does the first month actually work — what should I expect?+
We start with a property review, agree the scope and pricing in writing, and then get to work — inspections, any urgent repairs, and (if renting) the tenant search begins immediately. You'll get your first report within the first month.
What if I decide to sell the property later — can you help with that too?+
Yes — while day-to-day management doesn't need POA, we can support a future sale with local coordination and documentation once that becomes relevant.
